Knowing your legal responsibilities

Under section 35 of the Gas Safety (Installation and Use) Regulations 1998, UK landlords must issue their residents with an up-to-date gas safety certificate every twelve months. You must provide your tenant with a copy of this certificate, form CP12, within 28-days of it being issued. A failure to do so could result in your prosecution. Tenants are well within their rights to lodge a complaint against you for failure to issue an up-to-date certificate. The Health & Safety Executive is fast to react when it discovers landlords who are willing to disobey the Gas Safety Regulations.
